Maussane, a village in the Alpilles

At the foot of the mountain chain of Les Alpilles, Maussane-les-Alpilles is surrounded by vast olive-groves and superb scenery near Les Baux. Lively year-round, it is one of the most popular communes in the Alpilles.

Did you know ?… Maussane and its neighbouring commune, Mouriès, are France’s leading producers of olive-oil. The star feature on the Route de l’Olivier, Maussane boasts almost 37,000

olive-trees, and its two mills, still in activity, produce olive-oil of outstanding quality.

Along with Saint-Rémy and Eygalières, Maussane is one of the most sought-after communes in the elegant Alpilles by a clientele in search of a charming second home. Manager of the Happy Immobilier agency covering the entire Alpilles area since 2002, Yannick Bouteloup confirms that its property market has become more complex since autumn, 2023.

“We are still receiving enquiries and making contacts, though buyers tend to be more reserved. There is a certain wait-and-see attitude, even for the prized market of the Alpilles, still seen as a sound investment.”

Since the arrival of fine weather, activity has picked up, and clients from the Parisian region and northern France are making a comeback.

They are discovering substantial offerings as stocks have been built up during the lull which followed post-Covid euphoria. “We currently present a good number of properties to suit all budgets,” says Yannick Bouteloup.

“We are also carrying out more estimates, while explaining the new state of affairs to sellers. If they want to complete their sale within three to six months, prices need to be adjusted to comply with today’s market. Maussane and Paradou are popular among a clientele looking for a lifestyle typical of a Provençal village. With its majestic square surrounded by plane trees, cafés and restaurants, Maussane offers very pleasant village life all year round.”

As an example of properties currently for sale in Maussane, Yannick Bouteloup mentions a stone house requiring renovation. Enthroned in extensive grounds of 7,500 m2 with olive-trees, this house of 170 m2 offers high potential with its stone annex awaiting conversion. At the heart of an exceptional natural environment, in an elevated position offering sweeping views, this property within walking distance of the village is on offer at 1.6 million euros. A rare opportunity.
